Preconstruction Planning
It almost goes without saying that meticulous planning is one of the most important steps in the success of a project.

Initial Consultation - We discuss your vision and where you are in plan development and lot purchase, budget, and the timeline.

Site Visit - If you have purchased property, we will meet and discuss your priorities for building your home, the orientation of the house if you have a plan, or if not, your vision for your home, and challenges the site may present.

Initial Design - If you do not have a plan, Loblolly Designs will work closely with you to design your home.

Survey - A topographic and tree survey is usually required by the Architectural Review Committee, and the topographic survey is needed to design and estimate the foundation.

Estimate - Once the plan is complete enough to begin an estimate, I will prepare a preliminary estimate. The purpose of this estimate is primarily to determine whether to move forward.

Feasibility and Contract - Assuming that the preliminary estimate is within your budget and you are satisfied with moving forward, the next step would be to enter into a contract to continue work on the project.

Next Steps - The plan set, specifications, and estimate will be refined and finalized. A site plan will be prepared. The permits for a septic system and well (if applicable) will be obtained. The requirements for building in the subdivision will be submitted to the Architectural Review Committee. Assuming that the Architectural Review Committee approves, we will be ready to proceed with construction. I will usually recommend having the well drilled prior to beginning construction to ensure adequate well yield.
