PRE-CONSTRUCTION PLANNING

Meticulous planning is one of the most important steps in the success of a custom home project. Before construction begins, we work through the property, plans, budget, site conditions, and requirements needed to move the project forward.

Initial Consultation

We begin by discussing your vision, where you are in the development of your house plans and property purchase, your budget, and your anticipated timeline.

Site Visit

If you have purchased property or have a building site under contract, we meet at the property to discuss your priorities for the home, how the house will be oriented on the site if you already have a plan, or your vision for the home if you do not, along with any challenges the property may present.

Initial Design​

If you do not already have a house plan, Lindsay Wright of Loblolly Designs, our preferred design partner, will work closely with you to design your home.

Survey

A topographic and tree survey is usually required by the Architectural Review Committee. The topographic survey is also needed to properly design and estimate the foundation.

Preliminary Estimate

Once the plan is developed enough to begin estimating, I prepare a preliminary construction estimate. The primary purpose of this estimate is to determine whether the project is feasible and whether it makes sense to move forward.

Feasibility & Contract

Assuming the preliminary estimate is within your budget and you are comfortable moving forward, the next step is entering into a contract to continue work on the project.

Preparing for Construction

The plan set, specifications, and estimate are refined and finalized. A site plan is prepared, and permits for the septic system and well are obtained where applicable.

The requirements for building in the subdivision are submitted to the Architectural Review Committee. Once those requirements are approved, we are ready to proceed toward construction.

I will usually recommend having the well drilled before construction begins to ensure adequate well yield.
